Urban blight, also known as urban decay, has been a constant concern for our nation’s cities. In every state, you will find once thriving cities now falling into despair. Abandoned, boarded up buildings and homes along with vacant lots filled with trash (including cars and appliances) and high weeds can be found on many blocks. The reasons for urban blight are numerous, including absentee landlords, banks and mortgage companies foreclosing on businesses and homes, and environmental contamination. Empty homes and businesses attract crime and pose a safety risk to the public. It also affects the city’s economy and taxes, which has a trickle-down effect on nearby towns and the state. Just as there are many reasons for the decay, there are many solutions to correct it. One solution is demolition.
Demolition is used for urban renewal, which leads to redevelopment in many cases. In Pennsylvania alone, there are over 300,000 blighted properties. From Pittsburgh to Philadelphia, there has been a great deal of redevelopment throughout the state over the past five years. Revitalizing a property is a huge undertaking and begins when a Code Enforcement Officer condemns it. The structure on the property is deemed uninhabitable, and a demolition company is contracted to demolish the structure. Recently, we were contracted by the City of Harrisburg to perform the emergency demolition of a semi-attached home (the home is attached to another on one side). The middle of the structure completely collapsed from the roofline down from water infiltration prior to inspection. Before the demolition could begin, Empire had to get the utilities disconnected and acquire a permit from the City of Harrisburg. The building was demolished by hand due to the poor condition, to prevent damage to the adjoining property. Once the demolition was completed, we worked with local contractors to ensure the party wall was covered with stucco to provide a weather tight barrier, and meet city ordinances for restoration.
