When we hear the word condemned, we picture in our minds an old building barely standing full of cobwebs and debris. The property is not fit for human inhabitation. The word stems from condemnation, which is a real estate term meaning authorities (e.g., municipalities) have seized the property and have closed or placed restrictions on it for a number of safety and public health reasons in accordance with local ordinances. The structure is usually abandoned and not worth saving. A building on South Christian Street in Lancaster, PA recently suffered this fate.
When a local government condemns a building, it may do so because:
The City of Lancaster condemned the building. The bricks in the structure had deteriorated and were falling apart, posing a threat to public safety. The interior was full of debris and the second-story floor is gone with only the steel beams remaining. Empire Services was contracted by Lancaster County Convention Center Authority to demolish the structure. The team surgically demolished the building to protect the adjacent building, which was to remain. Another challenge was to protect a building on the other side of the alley.
The structure was demolished using one of our excavators, taking the structure down from top to bottom. Only a concrete pad remained, a blank slate for the new property owner. Empire Services has worked with several municipalities to demolish condemned structures of various sizes, so we know the regulations involved to provide a safe and timely demolition.
