Anyone who has driven through the neighborhoods in our local cities and towns has seen the blighted houses which are boarded up, shored up, fenced in, and condemned by Code Enforcement Officers. It’s been a long-standing issue now for cities in this area, and one which only has a limited number of options for correcting. This is especially true if the home has been purchased by a Limited Liability Corporation. Due to the shielding of personal assets that an LLC provides, people can form an LLC, purchase properties, and rent them out until they are no longer habitable. Once this is done they remove the money from the LLC and the building is simply left to sit and deteriorate. When it collapses, there is nothing in the LLC for the municipality to attempt to recover or lien, and so they end up stuck with the bill for the demolition and removal of the structure. Otherwise, people that own these properties do not have the proper insurance if the property is damaged or has a fire, or they have no insurance at all. Which once again leaves the municipality to manage and pay for the cleanup.
This is where Empire Services comes in. We have well-established relationships with the local government bodies, and we are on call with them for their emergency needs. When there is a fire, a vacant structure collapsed completely, or a home needs stabilization, we are one of the first calls they make. Empire Services mobilizes to the site and inspects the building side by side with the Fire Marshall and Code Enforcement. If the structure can be safely stabilized so that it is not a danger to the surrounding houses or the community, then Empire Services immediately undertakes this work and shores up the property until it can be repaired or scheduled for demolition.
If the building can not be stabilized, then it must be demolished. We surgically separate the house from any adjacent properties, removing the floor studs and roofing to ensure we do not damage the surrounding property. Then depending on the situation, the building is demolished using one of our excavators or torn down surgically by hand. And given the impacted condition of the blighted houses, this is no easy task! We inspect and perform any repairs to the brick party walls, remaining baker’s alley, or chimneys to ensure they are stable. It’s important to make sure the properties which remain are left in a safe and stable condition. We team with other local contractors to ensure party walls are waterproofed and have fresh stucco placed on the party wall to seal it and provide a weather tight barrier.
