Technology hubs have been around in the U.S. since the 1950s starting with Silicon Valley, California. As technology advanced, these hubs have popped up across the nation creating innovative projects and services. The buildings in these hubs can be adapted to meet the needs of business owners, from light manufacturing to offices. This was the case for a technology hub in Breinigsville, Pennsylvania. What makes this hub unique is that it was built to support the semi-conductor industry and was once the world headquarters of AT & T Optoelectronic. It’s also the location for Empire Services’ latest project.
Empire was contracted by Ondra-Huyett Associates, Inc. to perform interior demolition in a structure that will undergo a major transformation. At the start of the project, it was a large empty space with a mezzanine, duct work and suspended utilities. The Empire team was tasked with getting the structure ready for building construction since it will have two floors to accommodate the new tenet’s specifications.
The Empire team began the project by demolishing the drywall partitions and carpet. While the team removed duct work and suspended utilities, a crew member started on the grated mezzanine. Removing each grate by hand ensured the pieces would be good condition to be reused. Below, the concrete slab was being saw cut for removal later. Once the slabs are removed, the finished floor will be lowered over one foot in addition to the installation of new foundations for the new second floor. The project did not require large equipment, only scissor lifts, a forklift and mini excavators.
As we work on projects like this one, we see how important adaptability is for buildings in technology hubs. The interior demolition must be done with precision to give the tenet the blank slate needed to create a unique workspace.
